Case Study: Glenfield Retail Carpark, 47 m² Resurfaced in One Day

Summary: a retail carpark in Glenfield had a failing asphalt section beside the loading area. Rapidpatch priced it from the property manager’s photos, measured 47.5 m² on site, relaid the area with hot-mix in one day on 30 July 2026 while the store traded, and invoiced $6,270 + GST. No base dig-out was needed, so the price held.

The site and the problem

A busy retail store with delivery trucks turning across the same patch of asphalt every day. Alligator cracking had spread out from two potholes, and the property manager wanted it off the hazard register before winter trading. The photos showed roughly 30 m² of visible damage.

How it was quoted

Spread cracking always reads smaller in photos than it is on the ground, because the cracks run well beyond the obvious holes. The site measure came to 47.5 m², so the job was priced per square metre as an area relay, with a full dig-out held as a contingency in case the base turned out to be soft. That two-price structure is standard for carparks: the owner knows the worst case before anyone starts, and the base is the only thing that can move the number.

The work

  • Bays coned off in sections so the store kept trading; the loading area stayed open between deliveries.

  • Failed asphalt saw-cut square and removed, loose material cleared, base checked and found sound, tack coat applied.

  • Hot-mix relaid across 47.5 m² and compacted, edges sealed, trafficable the same afternoon.

  • Completion photos sent to the property manager the same day, followed by the geotagged before-and-after report.

Result

$6,270 + GST for 47.5 m², about $132 per square metre, one day on site, no variation. The 12-month workmanship warranty and the photo report sit on the property manager’s file. Larger areas price below the small-area rate because the crew, plant and hot-mix delivery are spread over more square metres; the carpark repair guide has the current per-m² and per-patch prices.

Questions this job answers

How much does carpark resurfacing cost per m² in Auckland?

Guide price is $160–$180 per m² + GST for areas of 10–100 m², confirmed after a site visit. This job came in at about $132 per m² because the base was sound, access was clean and the area was close to 50 m².

Did the store have to close?

No. The area was coned in sections and the loading bay stayed open between deliveries. Hot-mix takes traffic the same day, so the carpark was fully open by late afternoon.

Why did the measured area differ from the photos?

Alligator cracking extends beyond the holes you can see, and a repair has to be cut back to sound asphalt. Photos are enough for a fixed price on small jobs; on areas over about 10 m² the site measure sets the final figure.

Job details are real and rounded; the customer is identified by suburb and property type only. Prices are in NZD excluding GST. Your fixed price is set from your photos and confirmed in writing before any work is booked.
