Pothole repair on body-corporate shared driveways and visitor carparks is one of the most common Auckland repair jobs - and one of the most procedurally awkward. The repair itself is straightforward; the approval cycle is the hard part. This guide covers what we've learned from 20+ years working with Auckland body corporates.
Who pays for pothole repair on a body-corp driveway?
Under the NZ Unit Titles Act, common-area maintenance (which includes shared driveways, visitor parking, and access roads) is the body corporate's responsibility, funded from the body corporate levies. Owners don't pay individually - the body corp pays from the maintenance fund and that cost is reflected in next year's levy.
Exceptions worth knowing: damage caused specifically by one unit owner (e.g., a heavy contractor's truck during a renovation) can sometimes be billed back to that owner. And cosmetic upgrades (resurfacing the whole driveway when only a few patches need fixing) usually require a special-resolution vote rather than a routine maintenance decision.
How much does it cost on a typical body corp?
Real Auckland body-corp ranges we see most often:
Single patch on a small body corp (4-8 units): NZ$450-650.
Multi-patch repair on a 10-30 unit body corp: NZ$950-1,800.
Full driveway hot-mix overlay (planned, summer): NZ$15,000-40,000+ depending on area.
Trench reinstatement after underground works: NZ$2,400 per site upward.
Per-unit cost on a 20-unit body corp for a $1,200 multi-patch: $60 each. The cost is rarely the obstacle. The approval and quote-sourcing process is.
How do you get body-corp committee approval without a 6-month delay?
Submit photos to us before the next committee meeting. Get a fixed-price quote in 10 minutes during business hours. You walk into the meeting with a price, not a we need to get quotes.
Frame it as urgent maintenance, not an upgrade. Pothole repair under the existing maintenance budget doesn't need a special resolution. Resurfacing does. Stick to repair language.
Send the quote to all committee members by email at the same time. Include the photo, the price, and one paragraph: This patch is creating a tripping/vehicle hazard at [location]. Standard pothole repair, 12-month warranty, fixed price. Recommend we approve.
Lock in the contractor at the next meeting and book within 48 hours. The longer the delay, the more the patch deteriorates and the bigger the eventual repair becomes.
What should you send for a fast body-corp pothole quote?
1 wide photo of the affected area in context (driveway entrance, visitor parking, etc.).
1 close-up showing the depth and edges of the worst pothole.
1 reference photo with a shoe or A4 paper for size estimation.
Address.
Number of separate holes/patches needed.
Whether the area sees regular traffic or is mostly residential overnight parking.
That's everything we need. Fixed-price quote back to your inbox in 10 minutes during business hours.
