What surface coating actually does

A surface coating is a thin bitumen-based protective layer — typically 2–3mm — applied over an existing asphalt or chipseal surface. It restores the binder that UV has stripped out, seals the micro-cracks that let water in, and slows the rate of oxidation. The result: pavement life extended by 5–8 years for a fraction of the relay cost.

It's not structural. A coating won't fix potholes, alligator cracking, or base failure — those need patching first. What it does is protect a structurally sound surface from the slow weather-driven degradation that turns a sound pavement into a tired one.

When you need it

Coating is for surfaces that look tired — not failed. The signals are usually some combination of:

  • Asphalt has faded from black to grey

  • Water no longer beads on the surface — it soaks in

  • Hairline cracks starting to appear in the surface (not deep cracks)

  • Surface feels dry or dusty to touch

  • It's been 5–10 years since the asphalt was laid or last sealed

If the surface already has potholes or alligator cracking, the order of work matters: patch first, coat later. We'll flag that honestly in the photo quote.

Pricing

Common questions

What's the difference between crack sealing and surface coating?

Crack sealing fills specific cracks with rubberised sealant. Surface coating is a thin protective layer over the whole surface. Most ageing pavements need both — crack-seal the defects first, then coat the whole surface to slow further degradation.

Can you coat over a chipseal surface?

Yes, with the right product. Chipseal surfaces typically take a rejuvenator or fog seal rather than the slurry-style coating used on asphalt. We'll match the product to the surface in the quote.

How long does the coating last?

5–8 years on residential driveways and body-corp accessways. 4–6 years on heavily-trafficked commercial carparks. The triggers for re-coating are visible greying, water no longer beading, and fine surface cracking — same signals as the first time.

Will my driveway look brand new?

Yes — for 6 to 18 months. Fresh coating brings the surface back to a deep, even black. It then weathers back to grey over the following year before stabilising. The protective benefit lasts long after the cosmetic benefit fades.

Can my carpark be used during application?

No — the coated area needs to be vehicle-free for 48–72 hours. We schedule applications around your operational windows (term breaks, long weekends, overnight) and can section the work so part of the carpark stays usable.

Will coating fix my potholes?

No. Coating is 2–3mm of protective layer. It can't structurally fix a hole. Pothole repair has to happen first, then coating. We'll quote both together and sequence them properly.

Do you do this nationwide?
