What crack sealing actually does

A hot-pour rubberised sealant is injected into surface cracks — usually after the crack is routed clean to widen and key the surface for adhesion. The sealant flexes with thermal movement, blocks water, and prevents the freeze-thaw and wet-dry cycles that turn a 2mm crack into a 50mm pothole.

It's not a cosmetic fix. The crack stays visible — filled, but visible. What it does is stop the asphalt's base layer from getting wet and failing, which is where every pothole actually starts.

When you need it

The honest answer: as soon as you can see linear cracks more than about 2–3 mm wide. The earlier, the cheaper. Specifically:

  • Hairline cracks following wheel paths in carparks or driveways

  • Longitudinal cracks along seal joins or kerb edges

  • Block cracking (interconnected rectangular pattern) on older asphalt — every line is a water entry point

  • Cracks around drainage gullies, manholes, or where the driveway meets the road — cold-joint cracking is the most common pothole trigger we see

If the cracks have already widened into alligator cracking — interconnected polygons, almost always in wheel paths — that's structural fatigue, not surface ageing. Crack sealing won't help at that point; you need a patch.

Common questions

How long does crack sealing last?

A good crack seal lasts 5–8 years before needing a refresh, depending on UV exposure, traffic load, and how the surface moves with temperature. Body-corp carparks in Auckland typically get 6–7 years.

Can I just paint over the cracks with bitumen?

It looks the same on day one but fails in about a season. Painted bitumen sits on top of the crack and doesn't bond into the walls — the first thermal cycle opens the crack underneath again. Hot-pour rubberised sealant bonds into the routed crack and flexes with it.

When is a crack too far gone for sealing?

Anything wider than about 10mm, alligator patterns, or cracking with edges that crumble when you press them. At that point you're past crack-seal territory and into patching.

Do you do crack sealing in winter?

Yes — with hot-pour sealant we can work down to about 5°C surface temperature. Below that we'll book you in for the next clear day. Winter scheduling is actually less competitive — easier to get a fast turnaround.

Why is preventative crack sealing worth it if my driveway looks fine otherwise?

Because every pothole we patch started as a hairline crack 12–24 months earlier. Crack sealing in year 3 typically costs a small fraction of what a patch in year 5 costs. The maths is good — if you'd rather wait, just know what the wait costs.
