Asphalt Repair vs Resealing — What's the Difference?

Asphalt repair fixes specific structural failures — potholes, cracks, edge breaks — on otherwise sound pavement, costing $450-$2,400 per defect. Resealing applies a 2-3mm protective slurry coat over the whole surface to slow oxidation and water ingress, typically $8-$15 per m² and recommended every 7-10 years. They solve different problems and you usually need both over a pavement's life.

Do I need to repair before resealing?

Yes — sealcoat applied over a pothole or unrepaired crack will mirror that defect through the new coat within months. The correct sequence is repair the structural failures first, allow them to cure, then apply the sealcoat over the whole repaired surface.

How often should I reseal?

Every 7-10 years for residential driveways and body-corp accessways in Auckland. Commercial forecourts taking heavier traffic and UV exposure may benefit from a 5-7 year cycle. The trigger is visible greying, fine surface cracking, and water no longer beading — all signs of oxidation.

What does sealcoat actually do?

It restores the surface bitumen lost to UV oxidation and replaces it with fresh binder, sealing the micro-cracks that let water in. It doesn't add structural strength — a sealed surface with a failing base is still a failing pavement — but it dramatically slows the rate of oxidation-driven degradation.

How much does resealing cost?

Auckland market is roughly $8-$15 per m² depending on access, surface prep required, and slurry type. A typical 200m² body-corp accessway sealcoat is $1,600-$3,000. Compare to a full repave at $40-$80 per m² and the protection is dramatically cheaper than replacement.

Can I DIY sealcoat?

Bagged sealcoat from hardware stores works for small residential driveways but the application is fiddly — temperature, weather, surface prep, and squeegee technique all matter. For anything over about 50m², a contractor application is faster, cheaper per m², and more durable.

Will sealcoat fix my potholes?

No — sealcoat is a surface coating typically 2-3mm thick. It does nothing for structural defects deeper than that. Pothole repairs and crack fills need to happen before sealcoating, not instead of it.

Does sealcoat change the colour?

Yes — fresh sealcoat brings the surface back to deep black for 6-18 months before weathering back to grey. This is one of the reasons strata committees like it: the surface looks brand-new immediately and the maintenance cycle is visible to residents.

Typical repair-and-reseal sequence

On a body-corp site we'd typically diagnose the structural failures first — saw-cut and hot-mix patch the potholes, crack-fill the linear cracks, address any edge break. Allow 7-14 days for the repairs to fully cure, then sealcoat the whole accessway in one pass.

The repairs slow the rate at which new defects develop; the sealcoat slows the rate of overall oxidation. Combined, this typically extends the pavement's full-rehabilitation date by 5-8 years compared to repairs alone.

When repairs aren't enough

If a pavement has 15%+ of its surface area showing structural defects (multiple potholes, extensive alligator cracking, edge break on multiple sides), spot repair becomes uneconomic. At that point a full mill-and-fill or overlay is the right call, not endless patches.
