Shared Lane Drainage: Why the Middle House Gets the Pothole
The pothole is outside your place. Again. Everyone on the lane drives over it, but it sits squarely on your frontage, so somehow it has become your problem. The neighbours at the top of the lane have smooth asphalt. You have a crater that refills every winter.
If this is you, here is the thing worth knowing before you pay for anything: the pothole is on your section of lane because the water is. The cause is the whole lane. The symptom just happens to land at your gate.
A shared lane is a stormwater channel with cars on it
Most Auckland right-of-ways were built as the cheapest possible strip of asphalt: no kerbs, no catchpits, minimal fall. When it rains, the lane itself becomes the drain. Every square metre of lane surface, plus the roofs and paths that shed onto it, sends water downhill along the seal.
That water has to go somewhere. It follows the grade until it finds the lowest point, or until the crossfall tips it off one side. On a 60-metre lane, that can mean the runoff from six properties concentrating on one 5-metre stretch.
Asphalt handles rolling traffic well. What it does not handle is sitting water plus traffic. Water soaks through hairline cracks into the basecourse, the basecourse softens, and every wheel that passes pumps the soft spot a little worse. The surface breaks, a pothole opens, and it opens where the water lives — not where the "worst driver" lives.
Why the failure clusters at the low point
Walk the lane during or just after rain and you will usually see the whole story in two minutes:
The low point. Water ponds there after every shower. If your frontage is the sag in the lane's profile, you collect everyone's runoff.
The crossfall dump. Where the lane tilts toward one boundary, water sheets across and sits along that edge. Edge cracking and potholes follow the wet line.
The pinch point. A driveway apron, a garden edge, or a raised utility lid can dam the flow and back water up over one frontage.
The turning zone. Where cars turn while the surface is wet and soft, tyres scrub the weakened asphalt apart faster.
None of these is caused by the household that fronts them. They are geometry. If the lane were regraded tomorrow with the low point outside a different house, the pothole would migrate there within a couple of winters. Shared cause, shared cost — the fairness argument
This is the conversation to have with the neighbours, and the flow path is your evidence. The pothole outside number 3 exists because numbers 1 through 6 all drain and drive across that spot. A repair there protects everyone's access, everyone's tyres and everyone's property value, so it is reasonable for everyone to contribute — even though the hole sits on one frontage.
What the titles say matters too. On many cross-lease and shared-access arrangements, maintenance of the common driveway is a shared obligation regardless of where the defect sits. Check your title documents and any easement or land covenant wording before assuming the burden is yours alone. A practical script that works: get one written fixed price for the repair, divide it by the number of households, and circulate it with a photo of the ponding. A concrete number per household moves the conversation from blame to logistics.
Patch the surface without fixing the water and you buy the same pothole next winter
A pothole at a drainage low point is a symptom. Fill it flush and do nothing about the water, and the new patch sits in the same puddle that killed the old surface. The failure cycle restarts immediately — often the patch edges are the first thing to let water back in.
A proper repair at a wet spot does two things. It rebuilds the failed area with cut-back edges and compacted hot mix, and it changes where the water goes. Sometimes that second part is built into the patch itself: shaping the new surface so it sheds rather than ponds.
Small drainage moves that save a lane
You rarely need a full civil drainage design for a right-of-way. In most lanes, one or two modest moves break the cycle:
A cutoff channel. A narrow slot drain or dish channel across the lane above the trouble spot intercepts the flow before it reaches the low point.
Regraded crossfall. Re-shaping a short section of lane so water sheds to a planted edge or existing drain instead of tracking down the wheel path.
One sump at the sag. A single catchpit at the genuine low point, connected to an existing downpipe drain or soakage, ends the ponding permanently.
A shaped patch. The cheapest option — rebuild the pothole area slightly proud with fall built in, so the repair itself sheds water.
