Property managers ask us the same question repeatedly: do we patch the holes or resurface the whole thing? The answer depends on a decision framework, not a gut feel. Here is how to work through it.
The Decision Framework: Patch or Resurface
The core question is: what is the cost per year of each approach? A resurface that lasts 15 years costs less per year than repeated patching on a surface that is failing broadly. But patching on a sound substrate can extend the life of a carpark for another decade at a fraction of the resurface cost.
The key inputs to the decision: number of failure points, age of the asphalt, condition of the base, and frequency of complaints from tenants or users.
Cost Comparison: Patching vs Resurfacing
Scenario: A 500m² carpark with 5 potholes, asphalt age 10 years, base in good condition.
Option A: Spot repair all 5 potholes. At $700–$1,400 each, total cost $3,500–$7,000. Expected life of repairs: 10+ years on a sound base. Annual cost: $350–$700/year.
Option B: Full resurface at $160/m². Total cost approximately $80,000. Expected life: 15–20 years. Annual cost: $4,000–$5,300/year.
In this scenario, patching wins by a large margin. The carpark does not need resurfacing yet.
When Patching Wins
Spot repairs are the right call when: fewer than 3–4 failure points exist, the surrounding substrate is sound and firm, the asphalt is under 15 years old and still has structural integrity in the majority of the surface, and there are no drainage problems contributing to widespread base deterioration.
When Resurfacing Wins
Resurfacing becomes the better investment when: alligator cracking covers more than 20% of the surface, multiple drainage failures are present across the carpark, the asphalt is over 20 years old and failing in a distributed pattern, or tenants and users are generating repeated complaints about surface condition.
In those cases, patch repairs will not stop the progression. You will spend money on repairs that last 12–18 months before new failures appear nearby, and still face the resurface bill in 2–3 years.
