Body Corporate Car Park Repair Takapuna — Fixed Price

A shared driveway in a Takapuna complex is one of the hardest assets to get repaired. The damage is obvious. Owners drive over the same potholes every day. But the money is shared, the decision needs the committee, and someone has to put a number in front of owners who all want it fixed and none of whom want a surprise levy. The job stalls not for want of a contractor but for want of a clean quote.
This page is for the person carrying that. The body corporate chair, a committee member, or the strata manager running several Takapuna buildings. The aim is to give you one fixed figure you can take to owners and get signed off in a single round.
The Takapuna shared-driveway problem
Takapuna has a lot of multi-unit housing from the last few decades. The shared drives and visitor car parks take concentrated load in a small footprint. Failure shows up in the same places every time: the entry off the road, the speed-bump approach, the turning area, and the spots where the drive meets a garage apron.
Once the surface cracks, water gets into the base. Each winter it works the edges apart and a hairline crack becomes a hole. Patch it cheap and it returns the next year, which is the worst outcome for a committee — you spent the owners' money and the problem came back.
A fixed price you can take to owners
The repair process is built to fit body corporate decision-making.
Photograph each problem area. The potholes on the drive, the cracked visitor bays, the failed edge at the entrance.
Send the photos with the address and how many spots need work.
You get a fixed quote within 24 hours. A single total, including GST, for the work in your photos.
Accept it and the work is booked within 48 hours, weather permitting.
A fixed total is what unblocks the committee. You can circulate one number to owners, get sign-off against the operating budget or a clearly stated levy, and attach the quote to the AGM or committee minutes. There is no "from" price that drifts upward after the job starts. If the work spans more than one repair type — say, three drive patches plus a re-lay of the entry — the quote breaks it out line by line so the committee can approve in full or in stages.
Why we saw-cut back to sound asphalt
A patch that lasts is not cold-mix shovelled into a hole. We saw-cut the damaged asphalt back to sound material so every edge is square and clean, not a thin lip that breaks under the first wheel. Then we lay hot-mix, compact it in layers, and seal the joints between new and old.
Sealed joints keep water out of the base. Water in the base is the single reason a patch fails and comes back. Saw-cut, fill, compact, seal — that is a permanent repair, not a cosmetic one that ages out before the next AGM. Where a section is too far gone to patch, we say so in writing and quote the relay, so the committee decides with the facts.
Cones and a spotter while residents come and go
A shared drive stays in use while we work. Residents need to get in and out. We run it as a live site: cones around the work zone, a spotter when cars or people move nearby, and an open route kept where the layout allows. Tell us the busy windows — the morning leave-for-work rush, a weekend move — and we schedule around them. For a tight single-entry complex we can stage the work or take a Saturday so the asphalt is set before Monday traffic.
The warranty and the audit-ready photo report
Every repair carries a 12-month workmanship warranty. If our work fails inside the year, we return and fix it at no charge.
You also get a before-and-after photo report: dated photos of the damage, the saw-cut and prepared edges, the finished surface, and a note of materials and depth. For a committee this is the audit trail. It drops straight into the next AGM information pack, answers any owner who asks what their money bought, and stands as a dated maintenance record if a public-liability question ever comes up over a trip in the car park.
About the work
Rapidpatch is an Albany-based asphalt repair business covering Auckland, in asphalt since 2004. We are a small crew that sub-contracts to vetted asphalt contractors for larger jobs, so the standard is the same whether your complex needs a few patches or a full re-lay of the shared drive. We handle car park repair and pothole repair for body corporates and residential complexes across Takapuna and the North Shore.
