Motel and small-hotel carparks are unforgiving. Guests arrive tired, often at night, and judge the property before they reach the front desk. Booking.com photos make the carpark visible from the search-result thumbnail. A pothole or rutting line by reception is on every review website for the next year.

What we fix on motel and hotel sites
Guest carparks, reception drop-off zones, drive-through covered porte-cochère asphalt, back-of-house service yards, kitchen-delivery access lanes, and the kerb-line where guests reverse-park most often. The asphalt-bitumen surface only — concrete plinths, line marking, signage, drainage civils and lighting are quoted by the appropriate trade.
Why motel carparks fail
Motel carparks have three failure patterns. Edge breakdown at car-bay kerbs from repeated wheel impact at reverse-parking. Pothole formation at the reception drop-off because that's where the heaviest vehicles (delivery vans, the operator's ute, taxis) pivot. Surface rutting in the covered porte-cochère because that zone takes daily impact and rarely sees sunlight to help the bitumen self-heal. A standard contractor patches the pothole; we quote the full defect set so the next call isn't in three months.
Off-peak scheduling — the default
Most motel work is scheduled into the 10am–3pm window between checkout and check-in. Polymer-modified cold-mix (EZ Street / Cemix Bitupatch / UPM / QPR) lets the zone take traffic again within an hour, so by 3pm check-in the patched zone looks finished and is safe to park on. Hot-mix asphalt for permanent re-lay work needs 4 hours cure — fine if booked into a low-occupancy weekday window. Saturday-to-Sunday overnight is also routine for full carpark resurface work.
Booking-photo-grade finish
Rapidpatch's photo-quote brief explicitly asks: "Is this carpark visible in your Booking.com / Agoda / Hotels.com listing photos?" If the answer is yes, we route the work to polymer-modified cold-mix or hot-mix only — no bagged-cold-mix patches, which look obviously different from the surrounding surface for weeks. The finish should look intentional, not like an emergency repair. Photo-quoted from your existing listing images is fine; we don't need a site visit to know how the carpark presents online.
Pricing for motel and hotel work
Single defect $480 (Tier 1) for a single pothole near reception. Multi-defect zone $1,400 (Tier 2) where there are 3–6 connected defects. Who pays — owner, operator, or buyer
Three common payer scenarios. Owner pays directly — owner holds the freehold, contracts repair themselves. Operator pays under the maintenance clause of the management agreement (most modern motel leases put carpark maintenance with the operator). Pre-handover repaving — outgoing or incoming party pays as part of the lease handover; quote is formatted as a property-condition-report appendix. Tell us which payer scenario applies; we structure the invoice and PO accordingly.
Insurance-ready report — standard inclusion
Every motel and hotel job comes with an insurance-ready report: before/after photos with location markers, depth and area measurements per defect, materials spec by brand, the partner-contractor's name and certification, the warranty terms in writing, and a date-stamped completion certificate. Standard inclusion, no extra cost. If a guest later claims trip injury from the repaired zone, you have the documentation Lloyd's / Vero / IAG expects.
How to brief us
Send 4–8 photos covering the whole carpark (or send your existing Booking.com listing photos — they're usually enough). Frequently asked questions
Can you work between checkout and check-in without affecting guest experience?
Yes — that's the default for motel work. Polymer-modified cold-mix returns the zone to full traffic within an hour, so a 10am–3pm window leaves you with check-in-ready carpark by 3pm. Hot-mix permanent work needs a 4-hour window and is best on low-occupancy weekday afternoons.
Is bagged cold-mix OK as a temporary fix while I wait for permanent repair?
Sometimes, but not on motel work where the carpark is visible to guests. Bagged cold-mix from Bunnings or Mitre 10 looks obviously like a patch — guests notice. If you need a temporary hold, use a cone-and-tape exclusion for 48 hours; we can usually schedule permanent work within that window for Auckland sites.
Do you do the line marking on the carpark bays?
No — line marking is a specialist subtrade with different paints and tolerances. We do the asphalt-bitumen substrate only. If you'd like us to coordinate with a line-marking contractor, we will — but the marking work itself is a separate quote and warranty.
What about porte-cochère asphalt — the covered area at reception?
Same scope. Covered porte-cochère asphalt fails faster than open carpark because it sees concentrated vehicle pivot loads without UV-help self-healing. We use hot-mix asphalt or polymer-modified cold-mix in that zone — never bagged. Cure times are the same as open-air work.
Can you handle the work during a lease handover where neither party wants to pay?
Often the property-condition report becomes the lever — the asphalt is identified as a deferred-maintenance item and one party agrees. We can quote the work two ways: (1) full re-lay (capital improvement, usually outgoing party); (2) defect-only patch (maintenance, usually incoming party). Let your property manager or lawyer use the quote to negotiate. Quote is valid for 60 days.
