Industrial parks have a multi-tenant cost-split problem: shared driveways and access roads serve a dozen tenants, but only one or two notice the pothole first. Getting the work done means navigating who-pays before you can even schedule the repair. The asphalt is straightforward; the coordination isn't.

The multi-tenant cost-split problem

Industrial parks typically run as body-corp companies with tenants paying levies. Asphalt maintenance falls under the long-term maintenance fund OR is apportioned per-tenant based on lot size or use-share. Either way, getting committee or PM approval is the rate-limiting step, not the repair itself. Our quote is formatted for both scenarios.

Coordination with multiple tenants

Most industrial-park repairs require notifying tenants in advance (especially if access is affected). We can provide a tenant-notification template you can send 48 hours ahead. Work is scheduled into out-of-hours or low-traffic periods where possible. Each defect is fixed in a single session to minimise repeated disruption.

Pricing for industrial-park work

Heavy-vehicle considerations

Many industrial parks see daily heavy-truck traffic (couriers, freight, materials suppliers). Material spec follows the same logic as a fleet yard — HMA for permanent repair on heavily-trafficked access roads, polymer-modified cold-mix on lower-traffic carpark zones. Photo quote specifies.

Committee approval workflow

Our photo quote is dated 30 days from issue (extensible on request). Fixed total, per-defect line items, materials by brand, warranty terms. Suitable for industrial-park committee review, AGM ratification, or PM-direct approval depending on your governance structure. No deposit until scheduled date is locked.

Photos and brief

Send 5–10 photos covering the affected zones, plus the park layout / site plan, plus the body-corp company contact (chair or PM). Quote back inside 24 hours via the photo-quote form.

Frequently asked questions

Who's the typical buyer — body-corp PM or a single tenant?

Almost always the body-corp PM or the chair of the committee. Single tenants who notice the defect first sometimes initiate the conversation but then refer us back to their PM for actual ordering. We're happy to take the brief from either.

Can you do a shared access road in sections so different tenants get re-quoted separately?

Yes — we can break the quote into apportionable zones (e.g. Zone A serves Tenants 1-3, Zone B serves Tenants 4-6) so the body-corp can apportion fairly. That's an optional formatting choice on the photo quote; specify if needed.

Do you do main industrial-estate signage pad work?

Signage pad concrete work no. Asphalt around the signage area yes. If you're rebuilding a sign, the contractor doing that work usually handles the pad and we'd patch the surrounding asphalt as a separate scope.

Are you registered with any industrial-park associations?

We work with multiple Auckland and Wellington industrial-park managers directly. Not affiliated with a specific industry body. Managers vet us by reviewing our photo reports and partner-contractor agreement on first job.

What about night-time work — most tenants don't operate after 6pm?

Night work is fine on industrial parks because there's no resident-disturbance concern (no one lives there). We typically schedule weekday evenings 6pm–10pm, which is a quieter rate than the weekend overnight retail-carpark window. Quote will specify.
